Ruby Group announces second Swedish location in Malmö

Ruby Group continues its Scandinavian expansion with a second hotel in Sweden, bringing 78 rooms in Lean Luxury design to the creative heart of Malmö. In the lively Davidshall district, the group, in collaboration with Revelop, is transforming a former office building into a stylish destination with vibrant public spaces just minutes from Copenhagen.

Ruby Group is strengthening its presence in the Nordic market with the announcement of a second project in Sweden. The new 78-room hotel is rising in the vibrant Davidshall district of Malmö and is being developed in collaboration with Swedish real estate company Revelop, known for its sustainable approach in key urban areas.

Davidshall, known for its charming alleyways, vintage boutiques and lively café culture, is around the corner from Triangeln station - the future Öresund metro link to Copenhagen due for completion in 2029. Malmö city centre and main train station are within walking distance, while Copenhagen airport can be reached within 30 minutes by train.

The hotel will be realised through the transformation of a former office building, with inviting public spaces on the ground floor. The long-established restaurant "Brogatan" will continue to operate independently in the building, enhancing the authentic local character of the location. With a total floor area of around 3,500 m², the project fits seamlessly with Ruby's flexible and space-efficient model.

"After announcing our market launch in Stockholm last year, Malmö is the logical next step in our Swedish growth strategy. Its creative energy, cultural flair and excellent connection to Copenhagen make Davidshall an ideal location. Our Lean Luxury philosophy is all about affordable design, comfort and ambience - and this project provides the perfect stage for that." said Elena Guenther-Jakobs, Associate Director Development for Central & Northern Europe at Ruby Group.

"This collaboration with Ruby Group aligns perfectly with our mission to reinvent and transform existing buildings in a sustainable way." says Mathias Björkman, Head of Estate at Revelop. "Together, we are transforming a historic property into a modern destination - without compromising on quality, character or environmental awareness. With the Ruby brand becoming part of IHG Hotels & Resorts since February 2025, Revelop is proud to add another distinctive hotel to the Swedish market."

The transformation is led by Revelop as developer and investor, while the interior design is in the hands of Ruby's own design team led by Matthew Balon. The hotel is scheduled to open in Q1 2028, after which it will become part of the premium segment of IHG Hotels & Resorts, which acquired the Ruby Hotels brand earlier this year.
