Good news for Noordwijk: construction of Hotel & Residences van Oranje, including two exclusive residential buildings directly on Koningin Wilhelminaboulevard, will commence on Monday, 5 January 2026. This marks an important step in the redevelopment of the Noordwijk coastline and will restore the boulevard to the grandeur that made it world-famous.
De Vries en Verburg Bouw, a renowned construction company with extensive experience in luxury residential complexes, was selected to build the residences. Together with the financially strong development consortium, Ramphastos Investments, Dreef Beheer and Van Deursen Group, work is underway on a project in which architecture, finish and living comfort come together in perfection.

The first phase of construction will commence on 5 January, including the construction of a two-storey car park. This car park will have one level for hotel and visitor use and an exclusive parking level specifically for the residences. Two residential buildings with a total of 86 apartments will be built on top of this car park, ranging from spacious apartments to luxury penthouses with sea views. The residences will be directly connected to the completely renovated five-star Hotel van Oranje. Residents will therefore benefit from special amenities, such as 24/7 security, concierge, wellness and fitness facilities, and various high-quality hotel services. This will create a unique living environment that combines comfort and hospitality.

There is considerable interest in Residences van Oranje. Almost 50% of the homes in building I have now been sold. In addition, the pre-sale of the flats in building II has recently started, with the first homes already sold and a number of others already under option. “We speak to many national and international buyers who are looking for an exceptional coastal living experience. We can confidently say that there is currently nothing comparable to be found in the Netherlands,” say Leslie de Ruiter of Christie's International Real Estate and Bart Oude Veldhuis of Voorham Makelaars.

The arrival of Hotel & Residences van Oranje is not only an enrichment for future residents and hotel guests, but also for the boulevard area and the local economy. The architecture ties in with the historic character of Hotel van Oranje and reinforces the luxurious appearance of the Noordwijk coastal zone. “As a Noordwijk family business, we know the history and identity of this boulevard from the inside out,” says Diederik van Egmond, of Van Egmond Architects. “That local perspective has helped us to create architecture that respects and enhances the character of Noordwijk. We are not only building a beautiful hotel and stunning homes, but also giving the boulevard new energy and a touch of grandeur that the village and its residents can be proud of.”
With the start of construction, the realisation of this prestigious project has finally begun. The completion of Hotel & Residences van Oranje is scheduled for the end of 2028.
The consortium is a collaboration between Van Deursen Group, Dreef Beheer, and Ramphastos Investments.
