A let property on Amsterdam’s Herengracht is to be auctioned

Rented hotel on Amsterdam’s Herengracht is to be auctioned

On Tuesday 24 November 2026, the listed property at Herengracht 269, which houses Hotel Hegra, will be offered for sale via Vastgoed Veiling. This is a repossession auction of an operational hotel, which has been let on a long-term basis, situated in the heart of Amsterdam’s historic canal district.

This listed building was constructed around 1656 and is characterised, amongst other things, by its historic stepped gable. The building now serves a very different purpose to that of nearly four centuries ago: it is currently home to Hotel Hegra, a small-scale hotel with 10 guest rooms and the potential for an eleventh, provided the necessary permits are obtained.

A monument that pays dividends

Whilst historic properties are sometimes primarily about history, at Herengracht 269 there is a clear investment element as well. The hotel is let on a long-term basis under a tenancy agreement running until 27 September 2034, followed by three possible renewal periods of four years each.

From the third year of operation, the fixed contractual rent amounts to €180,000 per year, after which annual indexation has been agreed. In addition, the lease agreement includes a turnover-based component, whereby the final annual rent is determined by the higher of the fixed or variable rent.

From a house built in 1656 to a hotel in 2026

Herengracht 269 has been listed as a national monument since 1970. The original house is situated in the heart of Amsterdam’s canal district, a short distance from the Negen Straatjes, Dam Square and the Singel.

The hotel underwent extensive renovation in 2022. The property covers approximately 245 m² and stands on a plot of 67 m². The combination of its historical character, its use as a hotel and its existing tenancy makes this property stand out amongst the listings on Vastgoed Veiling.

A look behind the historic façade

Interested parties may view the hotel by appointment prior to the auction. You can register via Vastgoed Veiling. As this is a repossession auction, private bids are not permitted. The public sale will take place by open bidding and hammer sale.
