The Munich-based hotel group is realising its second hotel project in Ireland, located on Middle Abbey Street, in the heart of Dublin city centre. Ruby is realising a 257-room hotel project in partnership with Fitzwilliam Real Estate, which is expected to open in late 2025.
Ruby Group, led by CEO and founder Michael Struck, continues to expand its presence in Ireland. Following Ruby Molly, which is set to open in Q3/2024 on the Emerald Isle, Ruby has now confirmed its second project in Dublin. Alongside Germany, Austria, the United Kingdom, Switzerland, the Netherlands, Italy and France, Ireland is the hotel group's eighth entry into Europe, with two leases signed in Ireland within a year.
The second Ruby Hotel will be a new building with 257 rooms, a rooftop bar and a prominent space at the entrance. Thanks to its central location on Middle Abbey Street in Dublin city centre, not far from the main shopping street Henry Street, all cultural and tourist highlights and the lively Temple Bar district are within easy reach. The airport can be reached within 35 minutes by public transport.

The Munich-based hotel group is collaborating with Dublin-based Fitzwilliam Real Estate as a competent partner in the realisation of the project. The interior design concept is being implemented by Ruby's own design team, in line with Ruby's Lean Luxury philosophy.
Julian Mörs, Group Director Development at Ruby, sees good development prospects for the project: “The hotel market in Dublin has proven to be highly resilient, even in times of crisis, with strong sustained demand from domestic and international business travellers and holidaymakers. Our second Ruby Hotel project in the Irish capital is a perfect complement to the first.”
Noel Smyth, MD Fitzwilliam Real Estate, says of the new hotel: “This new hotel will be a welcome addition to Dublin’s thriving tourist scene. It will be located in an area steeped in national history and is also one of Dublin’s busiest shopping and leisure hotspots. The area has excellent public transport links, such as Heuston Street and Connolly Station, and benefits from its direct location on the Luas Red Line, which carries approximately 35 million people annually.”
The hotel is scheduled to open at the end of 2025.
