Limehome has signed a lease for a new location in Rotterdam, giving it representation in the five largest cities in the Netherlands. This new project in the Schiecentrale complex in Rotterdam's Lloydkwartier further expands Limehome's growing portfolio. This portfolio now comprises more than 210 units spread across nine properties in Amsterdam, The Hague, Eindhoven, Utrecht and Rotterdam. With operational locations in four cities and a fifth location under development, Limehome positions itself as one of the most active digital hospitality operators in the Dutch market.

Rotterdam: project in the Schiecentrale

Built in 1904 as Rotterdam's first power plant, Schiecentrale is today a nationally protected heritage complex. It has since grown into one of the city's best-known multifunctional locations, with creative businesses, film studios, event spaces, restaurants and a fitness centre spread across eight connected buildings. The complex is located in Rotterdam's Lloyd Quarter, one of the city's most high-profile and culturally vibrant neighbourhoods. The location attracts both business travellers and tourists throughout the year.

Limehome will reposition a former hotel within the complex into 24 studios, with a planned opening in Q2 2027. The project is being developed by Dudok Real Estate, a Dutch developer and investor closely associated with Schiecentrale. Guests will have direct access to the complex's extensive facilities and be at the heart of Rotterdam's creative and economic life.

This project illustrates Limehome's ability to activate underused properties within complex, heritage-sensitive environments. With operational costs rising and existing leases expiring, owners of landmark properties are increasingly looking for partners with a proven concept to successfully reposition and profitably operate such properties.

Utrecht: repeated cooperation emphasises owner confidence

Limehome opened its first location in Utrecht in January 2026. The property is located in the southwest of the city, in an easily accessible neighbourhood with quick access to the historic city centre, the Dom tower and the canals. The project is a continuation of the successful cooperation with the landlord of the location in Amsterdam's Leidsekruisstraat. This confirms a clear trend within Limehomes wider European portfolio: around half of the property owners working with the operator choose to extend the cooperation. Initial results underline this confidence: since opening in January, the Utrecht location has achieved an average occupancy rate of 93%, peaking at a whopping 98% in April.

A strong position in the Netherlands

Limehome's portfolio in the Netherlands comprises a deliberate and varied mix of cities, property types and ownership structures. At all locations in the Netherlands, the average occupancy rate is structurally above 90%, even in the low season.

At Amsterdam the company manages two locations: a 50-unit property in the Sloterdijk district, near the popular Westerpark - part of the mixed-use flagship building Ven Amsterdam - and a boutique location on Leidsekruisstraat in the city centre.

At The Hague Limehome now has several properties under management, including a project at Scheveningen beach.

At Eindhoven the company was there early, driven by the city's position as a design and innovation hub. Utrecht and Rotterdam now complete the network in that top five largest cities in the country.

The Netherlands combines high urban density and strong demand for both business travel and tourism with a significant supply of existing hotel and commercial real estate suitable for redevelopment. These conditions fit perfectly with Limehomes scalable, technology-driven business model. This allows the company to efficiently and profitably transform diverse types of properties and even revitalise historic sites.
